How much rent can an ADU make in Charlotte?

Updated October 2026

As of October 2026, Zumper reports average Charlotte rents of about $1,410 for a studio, $1,394 for a one-bedroom and $1,695 for a two-bedroom. Most ADUs are studios or one-bedrooms, so that range is a fair starting point. Location, privacy, parking and finish move a specific unit up or down.

Zumper's rolling 30-day figures move month to month; its October 13, 2026 metro report put the one-bedroom figure at $1,410. These are city-wide apartment numbers, not ADU rents. We did not find a published survey of ADU rents in Charlotte.

What makes one ADU rent for more than another?

  • Neighborhood. The same unit rents differently across the city.
  • Size and layout. A real bedroom door often matters more than extra square feet.
  • Privacy. A detached cottage with its own entry competes well against apartments.
  • Parking. In Charlotte the ADU usually shares the main driveway, so a clear parking arrangement helps.
  • Utilities and laundry. Whether they are included, and whether the unit has its own washer and dryer.

Can I rent both the house and the ADU?

Charlotte's permit form requires common ownership of the house and ADU but does not list an owner-occupancy rule, as of October 2026. From January 15, 2027, state law bars cities of Charlotte's size from blocking the house and ADU from being rented long term to separate households.

Does the Queen City ADU Program limit rent?

Yes, if you use its financing. Owners must rent to tenants earning no more than 80% of area median income, at a rent no higher than the published Fair Market Rent for a studio at 70% AMI, as defined in the city's Zoning Administration Manual. See the program guide.

How fast does an ADU pay for itself?

It depends on build cost, financing, vacancy, taxes, insurance and upkeep. Purely as an illustration: a $140,000 unit renting at $1,400 a month brings in $16,800 a year before any of those costs. Use real quotes and local listings for your own math.
