Can I turn my garage into an ADU in Charlotte?
Usually, yes. As of October 2026, Charlotte's permit form explicitly lists a detached accessory structure such as a garage as a place an ADU can go. A converted detached garage can use up to 50% of the main home's floor area. An attached garage that becomes part of the house is held to 40%, and cannot connect to the main home inside.
Detached or attached: what changes?
- Detached garage. Treated as an ADU in an accessory structure. Up to 50% of the main home's floor area. It can stay in an established rear or side yard if it is no closer to the line than the district's side setback.
- Attached garage. If the unit is within the principal dwelling, the cap is 40%, and the form says it may not be internally accessible from the main home. That makes it a two-family dwelling under the North Carolina Residential Code, with fire separation and fire-rated construction.
Do I lose my parking?
The garage parking goes away, and the ADU has to share your existing driveway unless the lot is a corner lot or backs onto an alley. Charlotte's permit form does not list a separate parking requirement for the ADU. North Carolina's 2026 Regulatory Reform Act will also bar larger cities from setting minimum parking for ADUs once it takes effect on January 15, 2027.

What work does a garage need?
- A check of the slab and footings, and leveling or a raised floor where needed.
- Moisture protection between the slab and the new floor.
- Insulation in walls and ceiling to meet the energy provisions of the state code.
- Infill of the vehicle door with wall, windows and a door.
- Plumbing for a kitchen and bathroom, with a route to the sewer.
- A load calculation and, often, a bigger electrical service or subpanel.
- Heating and cooling, usually a ductless mini-split.
When should I tear it down instead?
It depends on what we find. Low walls, a cracked or sloping slab, or long-term water damage can make the fix cost close to a new backyard cottage. We inspect first and price both paths if the answer is close.
What does a conversion cost?
Angi's national range for garage conversions is about $60,000 to $150,000. A June 2025 article from Charlotte brokerage Henderson Properties put simpler conversions around $50,000. We did not find a Charlotte-specific survey of conversion costs. Charlotte figures are collected in our cost guide.
